Land Transfer Tax Refund for First-time Homebuyers In Ontario first-time homebuyers may be eligible for a refund of all or part of the tax up to a maximum of $2,000. For transfers where the agreement of purchase and sale was entered into after December 13, 2007, the refund applies to all homes, whether newly constructed or resale. Applications for a refund must be made within 18 months after the date of the transfer.

First-Time Home Buyer’s Tax Credit from the Government of Ontario is a non refundable tax credit. It is calculated by multiplying the lowest personal income tax rate for the year by $5000. (2009: $750). If you are a buyer who has not owned a home in the year of purchase or in any of the last four preceding years qualifies or are a person with a disability (or purchasing for a person with a disability), you may be eligible. Property must qualify and must be of principal residency. Multi-residential properties will be considered.
